CreekBridge II

North of Boronda Road, roughly between Independence Blvd. and Constitution Blvd in Salinas, CA.

Approximately 474 Acres - Just slightly smaller than the existing CreekBridge area.
 

Type of Neighborhood: CreekBridge II will be a walkable neighborhood based on old-time traditional neighborhood standards and will distinguish itself from conventional suburban developments by placing the focus on people and their daily needs rather than vehicles.

 

To bring about this traditional flavor - often found in the older and great neighborhoods in the Midwest and on the East Coast that continue to thrive through generations - CreekBridge II will place emphasis on:

  • a variety of housing options (eight) to accommodate a wide range of income groups;
  • people-friendly, narrow, tree-lined streets that will interconnect to parks, greenbelts and a new village center;
  • homes with distinct architecture on varying lot sizes highlighted by attractive front porches and stoops;
  • garages accessed by rear, landscaped alleyways to eliminate garage-and-driveway-dominated front streetscapes so the focus of the front streetscapes is on the human element of the neighborhood.

 

CreekBridge II's residential units will be woven around parks, open space and neighborhood centers, and will include an old-time village “main street” with shops, cafes, restaurants, businesses and civic uses all within a short walk from every home. Taken all together, these elements will make CreekBridge II a diverse and lasting place to live, work and call home.

Schools: As we did in the existing CreekBridge neighborhood, we will set aside two elementary school sites within CreekBridge II. A high school and a junior high school will be on adjoining properties.

Models Planned: Though no final decisions have been made on the models to be offered, we expect they will include those that are currently being built at our St. Charles Place and Arboleda neighborhoods in Greenfield and King City , respectively. Project Timing: CreekBridge plans to submit to the City of Salinas by early March the Specific Plan for the 635-acre Central Growth Area, which includes CreekBridge II. Concurrently, city staff is working to submit to the Local Agency Formation Commission (LAFCO) – optimistically by spring – the annexation application of the three future growth areas that lie north of Boronda Road between San Juan Grade and Williams roads, with annexation expected to take effect in spring 2006. If the city begins to review and tentatively approve the specific plans for each growth area sometime in the spring while LAFCO is processing the annexation, final design and engineering of the projects may occur during the next 12 months and approval of CreekBridge II could occur in fall 2006, with sales beginning in early 2007.

Price of Homes: Although we know the costs to build homes, we do not yet know the costs to build the required streets, schools, parks, affordable housing and other neighborhood/civic improvements. All decisions related to these issues will be made at future Salinas City Council meetings. After we know to what extent all these elements will be required, we can establish final home prices.

HOW YOU CAN HELP MOVE CREEKBRIDGE II
FORWARD IN A TIMELY MANNER

It's important to everyone in Salinas that this project move forward in as timely a manner as possible. The costs and prices of homes keep escalating at an accelerated rate as the supply of approved new home projects has drastically dwindled. As soon as new projects are approved, competition will put a stop to these runaway home prices. Interest rates are at low rates which would normally make it easier to buy a new home, but the supply is limited. Unfortunately, there have recently been media reports that an increase in interest rates can be anticipated in the not too distant future.

Both the Salinas City Council and LAFCO (Local Agency Formation Commission) play a key role in the approval process of CreekBridge II and we'll notify you to be sure that you have an opportunity to participate in the process. The City needs to know that you and many other area residents need and want to purchase a home in a nice neighborhood, without the homes being overburdened with excessive costs.
